The firm was tasked by AvalonBay Communities, Inc. to provide civil enngineering design services for the preparation of site and offsite improvement plans for 180 apartment units, with approximately 3,300 SF of ground floor level retail and a podium style building with below-grade parking. The project also included construction of a new public street, Hickory Street, between Laguna and Octavia streets. The site was formerly used for open space and surface parking.
The project included design of civil improvements for both on and off-site areas. All improvements were designed and specified in accordance with the City and County of San Francisco (CCSF) Standard Specifications and Plans. A Stormwater Control Plan was prepared to demonstrate compliance with the City’s Stormwater Management Ordinance and identify appropriate best management practices (BMPs). BMPs implemented include a dry well, vegetative roof, flow-through planters, and bioretention areas.
The firm assembled final civil site improvement drawings and technical specifications for submittal to the Owner’s Representative for inclusion into bid documents. The firm also provided interpretation of the civil construction plans during the bid process and coordinated civil addenda as required.This project is seeking to achieve LEED Gold certification.
